Our Strategy

Operational value creation, one community at a time.

Ethos Property Group is a hands-on owner and operator. We look for well-located apartment communities whose performance is held back by management, deferred maintenance or capital structure — and we fix what is broken.

Our approach was shaped in property operations: Jeffrey Wysong began his career supervising 750–1,000 units of multifamily for Goodman Management before becoming one of the top multifamily brokers in Washington State. That operator’s perspective informs every acquisition we underwrite.

We invest alongside joint venture partners and have earned repeat investments from both individual and institutional co-investors.

01

Buy under-managed

Source assets with clear operational upside — including bank-owned, distressed and long-held properties — at a basis that supports renovation.

02

Fix operations

Reset management, leasing, expense control and resident experience. Rework underlying financing where it improves the business plan.

03

Renovate & reposition

Upgrade interiors as units turn, refresh exteriors and amenities, and bring rents in line with the improved product.

Integrity, above all

A candid, straightforward and honest approach in every business dealing.

We show our work

We do our homework and keep partners informed every step of the way.

Relationships built to last

Individual and institutional partners invest with us again and again.
